If\u00f8lge ny rapport fra Cushman & Wakefield \u2502 RED er investeringer i retailejendomme det kommercielle segment, som har oplevet den st\u00f8rste opbremsning i aktiviteten. RED forventer at se f\u00e6rre, men mere specialiserede investorer i fremtiden.<\/h2>\n

Danske investorer k\u00f8ber op \u2013 mens de udenlandske investorer har s\u00e6nket tempoet<\/h3>\n

Is\u00e6r den udenlandske kapital havde mindre appetit p\u00e5 retail i 2018, idet deres investeringsvolumen faldt fra 7,7 mia. kr. i 2017 til 3,5 mia. kr. i 2018. Danske investorer \u00f8gede derimod deres volumen i retail- segmentet fra 2,4 mia. kr. i 2017 (ekskl. handlen mellem Danica\/ ATP) til 5,1 mia. kr. i 2018. Ser vi p\u00e5 de udenlandske investorers aktivitet i 2018, er investeringerne uden for Stork\u00f8benhavn faldet markant fra 5,1 mia. kr. i 2017 til lige under 1 mia. kr. i 2018.<\/p>\n

K\u00f8benhavn dominerer retailinvesteringerne<\/h3>\n

Med 39% af den samlede volumen, er K\u00f8benhavns Kommune det geografiske omr\u00e5de med h\u00f8jest aktivitet, mens Fyn og den \u00f8vrige del af Jylland (ekskl. Aarhus) st\u00e5r for imponerende 32% af volumen (knap 2,7 mia. kr.). Denne meget store andel skal dog ses i lyset af Danske Shoppingcentre\u00b4s k\u00f8b af herningCentret til over 1 mia. kr, som ligeledes placerer Danske Shoppingcentre \u00f8verst p\u00e5 listen over retailinvestorer i 2018. DADES k\u00f8b af Coops Mega Syd portef\u00f8lje for 900 mio. kr. placerer selskabet p\u00e5 listens andenplads. Hines\u2019 k\u00f8b af Freja Ejendommes portef\u00f8lje p\u00e5 K\u00f8bmagergade for 845 mio. kr. placerer den amerikanske investor p\u00e5 listens tredjeplads. Tyske Aachener Grundverm\u00f6gens k\u00f8b af K\u00f8bmagergade 45-47 for 565 mio. kr. ligger p\u00e5 listens fjerdeplads og BankInvests k\u00f8b af 10% af PFA\u2019s portef\u00f8lje placerer dem p\u00e5 listens femteplads, idet retailandelen af portef\u00f8ljen, if\u00f8lje RED\u2019s beregninger, udg\u00f8r ca. 500 mio. kr. Dermed er tre af de fem mest aktive investorer, m\u00e5lt p\u00e5 volumen, danske i 2018.<\/p>\n

Mere specialiserede investorer i fremtiden<\/h3>\n

RED foretager to gange \u00e5rligt en forventningsunders\u00f8gelse blandt de st\u00f8rste og mest aktive investorer i Danmark. Over det seneste \u00e5r er deres syn p\u00e5 retail-sektoren blevet markant mere pessimistisk \u2013 b\u00e5de for s\u00e5 vidt ang\u00e5r den forventede eftersp\u00f8rgsel fra lejernes side og prisudviklingen. I 1. kvartal 2019 forventede st\u00f8rstedelen af de adspurgte investorer lavere eftersp\u00f8rgsel efter retail-ejendomme, ligesom st\u00f8rstedelen forventede stigende afkast \u2013 svarende til faldende priser p\u00e5 retail-ejendomme.<\/p>\n

\u201dK\u00f8b af retail-ejendomme er ikke kun investering i fast ejendom. Det er investering i en aktivklasse, som fremover vil kr\u00e6ve endnu mere aktiv forvaltning, erfaring og l\u00f8bende investeringer, i takt med at retailmarkedet forvandles og tilpasses det stigende fokus p\u00e5 digital strategi og oplevelser. Vi forventer\u00a0 derfor, at man vil se f\u00e6rre retail-investorer i fremtiden, men at de bliver mere professionelle og specialiserede\u201d<\/em> siger Managing Partner Nicholas Thur\u00f8 fra RED.<\/p>\n

Hos RED forventer man i 2019 at se st\u00f8rst eftersp\u00f8rgsel efter butikslejem\u00e5l i K\u00f8benhavn og Aarhus og prim\u00e6rt mindre enheder p\u00e5 50-250 m\u00b2. Ejerne af shoppingcentre vil have fokus p\u00e5 at skabe \u00f8get kundeflow gennem udvidelse af oplevelser, services og som distributionshub for omnichannel.<\/p>\n
