Efter endnu et kvartal med h\u00f8j investeringsaktivitet tyder alt p\u00e5, at 2017 bliver et rekord\u00e5r for det danske erhvervsejendomsmarked. Boligudlejningsejendomme er fortsat den helt store drivkr\u00e6ft p\u00e5 investeringsmarkedet, samtidig med at de udenlandske investorers andel af investeringerne fortsat udg\u00f8r over 60%. Cushman & Wakefield | RED forventer, at handelsaktiviteten for hele \u00e5ret vil blive p\u00e5 75-85 mia. kr., hvilket er markant h\u00f8jere end de 65 mia. kr., som der blev registreret ejendomshandler for i 2016.<\/p>\n

Transaktionsvolumen for tredje kvartal steg til 20,9 mia. kr. sammenlignet med blot 8,6 mia. kr. i samme kvartal \u00e5ret f\u00f8r. For de f\u00f8rste ni m\u00e5neder af 2017 n\u00e5ede transaktionsvolumen for danske erhvervsejendomme op over 60 mia. kr. Dette er hele 57% h\u00f8jere end i de f\u00f8rste tre kvartaler af 2016. “Det danske Investeringsmarkedet for ejendomme forts\u00e6tter sit h\u00f8je aktivitetsniveau, og vi oplever en fortsat h\u00f8j eftersp\u00f8rgsel efter investeringsejendomme fra b\u00e5de danske og udenlandske investorer. Der er i \u00f8jeblikket ingen tegn p\u00e5, at det nuv\u00e6rende aktivitetsniveau vil \u00e6ndre sig, og det ser s\u00e5ledes ud til at vi for hele 2017 kommer til at se en investeringsvolumen i omegnen af 75-85 mia. kr.\u201d, forklarer Jacob Riiser de Lichtenberg, associate hos Cushman & Wakefield | RED.<\/p>\n

De udenlandske investorer tegnede sig for ca. 63% af den samlede investeringsaktivitet i de f\u00f8rste tre kvartaler af 2017, men har v\u00e6ret fuldst\u00e6ndig dominerende i blandt andet industri\/logistik-, retail- og hotel-segmenterne, hvor de har st\u00e5et for mellem ca. 80-90% af al aktivitet.<\/p>\n

\u201dDer er heller ikke tegn p\u00e5, at de udenlandske investorers interesse for danske investeringsejendomme vil \u00e6ndre sig markant i fjerde kvartal, og der er s\u00e5ledes udsigt til at 2017 bliver det f\u00f8rste \u00e5r i nyere tid, hvor de udenlandske investorer tegner sig for en st\u00f8rre andel end de danske\u201d, siger Jacob Riiser de Lichtenberg, associate hos Cushman & Wakefield | RED.<\/p>\n

I tredje kvartal gjorde is\u00e6r norsk-kontrollerede Heimstaden sig bem\u00e6rket med to store opk\u00f8b i bolig-segmentet til en samlet v\u00e6rdi p\u00e5 ca. 3,7 mia. kr. Tyske Patrizia var ogs\u00e5 aktiv i dette segment med et st\u00f8rre opk\u00f8b, mens britiske Standard Life Aberdeen i tredje kvartal tilf\u00f8jede den markante kontorejendom p\u00e5 R\u00e5dhuspladsen 4 til sin portef\u00f8lje.<\/p>\n","protected":false},"excerpt":{"rendered":"
