Efter et 2023 hvor der var stor nedgang i transaktionsvolumen for andet \u00e5r i tr\u00e6k, s\u00e5 h\u00e5ber markedsakt\u00f8rerne p\u00e5 et 2024 med en st\u00f8rre aktivitet. RED forventer at se en \u00f8get aktivitet i 2024 \u2013 men dog ingen ketchupeffekt.<\/h2>\n

2023 var et \u00e5r, hvor b\u00e5de k\u00f8berne og s\u00e6lgerne var afventende og reelt et \u00e5r med en meget<\/u> <\/strong>lang bl\u00f8d landing. RED forventer, at den bl\u00f8de landing vil forts\u00e6tte i 2024, men de forventer ogs\u00e5, at hjulene langt om l\u00e6nge vil ramme landingsbanen, og at k\u00f8berne og s\u00e6lgerne i h\u00f8jere grad vil finde enighed om v\u00e6rdierne. RED forventer dog ikke, at det vil resultere i en ketchupeffekt i aktiviteten \u2013 men derimod et marked, hvor akt\u00f8rerne vil f\u00f8le sig frem og v\u00e6re opm\u00e6rksomme p\u00e5 alle signaler.<\/p>\n

Forventningerne skyldes at fast ejendom er g\u00e5et fra at v\u00e6re en aktivklasse, hvor volumen og gearing skabte h\u00f8je afkast p\u00e5 tv\u00e6rs af alle segmenter, til at v\u00e6re en aktivklasse, hvor investorerne nu skal riffelskyde og finde de ejendomme, hvor sikkerheden i cash flowet og sandsynligheden for en positiv lejeudvikling er til stede, da det er altafg\u00f8rende for totalafkastet.<\/p>\n

Akt\u00f8rerne vil derfor placere deres kapital i de aktiver, som de har den st\u00f8rste tiltro til. Sp\u00f8rgsm\u00e5let er derfor, hvilke aktiver det er?<\/p>\n

V\u00e6ksten i lejen er helt afg\u00f8rende for den gode investeringscase. Hvis man ser p\u00e5, hvor stor en andel af investorerne der forventer lejev\u00e6kst i de forskellige segmenter, s\u00e5 ser vi her meget tydeligt, at forventningerne er lavest til retail og st\u00f8rst til boliger i K\u00f8benhavn – hvor hele 49% af investorerne forventer lejev\u00e6kst. Det er dog ikke i hele landet, at investorerne har positive forventninger til lejeudviklingen for boliger \u2013 faktisk har investorerne meget lave forventninger til lejev\u00e6kst i b\u00e5de provinsen og s\u00e6rligt Aarhus.<\/p>\n

Udover lejetilv\u00e6kst er det vigtig at investere i et segment, hvor der ikke er forventninger om, at afkastet skal stige yderligere \u2013 da det vil medf\u00f8re prisfald. Betragter vi investorernes besvarelser p\u00e5 sp\u00f8rgsm\u00e5lene om, hvor mange der forventer, at afkastene forsat skal stige (og dermed at priserne fortsat skal falde) i de enkelte segmenter, s\u00e5 er tilliden igen lavest til retail, hvor over 30% af investorerne fortsat forventer prisfald. I de \u00f8vrige segmenter er investorerne mere optimistiske, da det kun er 22% for kontor og 14% for logistik og bolig, som forventer, at priserne fortsat skal falde.<\/p>\n

Skal man forudse 2024 med udgangspunkt i investorernes forventninger, s\u00e5 vil boliger i K\u00f8benhavn v\u00e6re det segment med den bedste lejeudvikling og med mindst sandsynlighed for yderligere priskorrektioner, hvilket ogs\u00e5 er RED\u2019s forventning.<\/p>\n
