BCG was growing out of their headquarter and needed a new premises. The challenge was to find a new domicile that matched the company’s very high standards in terms of quality, location, function and brand value. After a thorough selection process, the choice fell on the Red Warehouse in Carlsberg Byen.
RED assisted throughout the process and negotiated a financially advantageous lease, ensuring that the building layout was upgraded and tailored to BCG.
FLSmidth
After 70 years in the same domicile FLS asked RED to identify a modern and efficient office in a building that supported collaboration and FLS’ focus on sustainability. RED searched the market and after a long due diligence process, involving many competencies and stakeholders, CPH Highline was chosen. This option met all criteria to the future lease being a modern, flexible multitenant building with ideal location. It the first DGNB Platinum certified building in Denmark.
Nordsjællandshusene
Cushman & Wakefield I RED has been advisers on selling 25,000 m² residential building rights in Espergærde. The project is sold to CASA, which develops and constructs the residential units following the current local plan. The project has later been sold to the final investor.
Strandhaven
A newly built property with 108 residential units in Karlslunde has been sold to a fund established by CBRE Investment Management. The project was purchased in early 2020 as a forward purchase, and in April 2022, CBRE was handed over the final property. Phelix has been responsible for renting out the residential units in collaboration with home, Greve-Karlslunde.
Stadiongrunden
Cushman & Wakefield I RED has, on behalf of Helsingør Municipality, assisted the sale of residential building rights on “Stadiongrunden” in Helsingør. The plot area is 44,906 m² with a maximum built-up area of 20,600 m². The transaction was done in a public tender and received 13 bids, where PensionDanmark ended up as the final buyer. They expect to build 212 residential units.

In June 2021, Heimstaden bought Bella Hus on Ørestads Boulevard 37A-F from Akelius Residential Property AB. The property was designed by one of the country’s leading architectural firms, Schmidt, Hammer and Lassen, and was fully let at the time of delivery. The property was part of a portfolio of 18 properties with a total value of DKK 3.1 billion – the individual properties’ sales prices are yet to be announced.
Falkoner Kollegiet
In June 2021, Catella bought Sylows Allé 13 on Frederiksberg. The transaction consists of Falkoner Kollegiet, consisting of 114 dormitories. The dormitory is government-backed and has been sold with a clause for a maximum rent until 2027. Afterwards, the dormitory will undertake market rent.

The sale of the 4,632 sq.m. large property in the central location by Copenhagen City Hall has been carried out as a structured public tender. Pensam takes over the property, which has several development possibilities, but will expect to continue its life as an office property after renovation and modernisation.
New domicile for Danmarks Skribskredit A/S
After 25 years at Sankt Annæ Plads 1-3, Danmarks Skibskredit has outgrown the framework and now has twice as much space at Langebrogade 5 and thus room for growth. “Unfortunately, we have outgrown our fantastic domicile on Sankt Annæ Plads, which we bought in 1995, and have therefore over a long period uncovered the market for vacant offices in central Copenhagen. Our priority has been to buy a new domicile, and we are therefore happy that we succeeded in reaching an agreement with Park Street Nordicom on the purchase of Langebrogade 5, which we expect to be able to remain as far as the eye can see”, says director Erik I Lassen from Danmarks Skibskredit. AGA
Challenge
AGA is part of Linde AG, which is a leader in the production of industrial gases. Urban development and AGA’s strategy of no longer owning properties led to a need to sell AGA’s property on Vermlandsgade in Amager. AGA approached RED with a request for help with an overall optimization of the property strategy.
Result
In a process with considerable time pressure, RED helped with both the sale of the property on Vermlandsgade, the search of the market for alternative tenancies and the negotiation of a new lease on flexible terms within AGA’s deadline.

Challenge
For many years, G4S has had its Danish head office in an older domicile property, which was remodeled and adapted to G4S’ needs several years ago. G4S still wanted to remain in the property, but despite an unexpired lease protection, RED asked to renegotiate the lease, as the current rent due to the annual indexation had risen to well above the market rent.
Result
Cushman & Wakefield | RED analyzed the market thoroughly and then renegotiated the lease, whereby G4S, among other things, achieved significant savings on rent over the coming rental period.
The German Embassy
Challenge
The German Embassy was formerly residing in a domicile property, which no longer met their area requirements or their security requirements.
Solution
In cooperation with the embassy, Cushman & Wakefield | RED set up a requirement specification and based on this Cushman & Wakefield | RED searched the market for suitable leases. Following the viewings and analysis of a long line of leases, a modern and newly constructed lease in Copenhagen’s Northern Harbor was chosen. Cushman & Wakefield | RED handled the coordination between the involved technical and legal advisers and negotiated the lease agreement on behalf of the embassy.
Added Value
The embassy gained a future-proved lease, which meets their wishes in terms of location, visibility, accessibility and not least security. Also, Cushman & Wakefield | RED negotiated a lease agreement with the best possible financial and legal terms for the embassy.
Realdania By & Byg
Realdania By & Byg is the owner of a large portfolio of unique properties that have a high architectural and historical value. On an ongoing basis Cushman & Wakefield | RED carries out valuations of a large part of Realdania By & Byg’s portfolio, including interesting properties such as the modernistic office property, Jarmers Plads 2, erected in 1956-1959 and the large modern residential property, Bispebjerg Bakke, designed by the artist Bjørn Nørgaard.
Renault
Challenge
Renault had outgrown their lease and required new surroundings, which should also promote the quality of the brand. Location, parking, efficiency, quality and flexibility were the keywords.
Solution
Cushman & Wakefield | RED explored the options in the existing property – also in relation to expanding towards the neighbor – as well as other options in the general market. The perfect lease was identified and negotiated based on cost-effectiveness, parking, location and quality.
Added Value
Renault obtained a newly refurbished quality lease and a lease agreement, which takes the company’s requirements for flexibility into account plus a considerable number of parking spaces – free of charge – on top of this.

Colgate-Palmolive
Challenge
Colgate-Palmolive (CP) occupied 2,300 m² spread over 3 floors. CP itself managed the canteen and meeting center and the total costs were regulated throughout the lease period. CP wanted a better utilization of the areas, as well as a focus on costs – without compromising on quality.
Solution
Cushman & Wakefield | RED presented CP with market data which, among other things, visualized the economic potential of a move ctr. to remain in the tenancy. Through a search process, as well as meetings with CP’s working group, a new tenancy was selected. A new lease was negotiated with a focus on flexibility, quality and economy. CP’s newly furnished tenements are on one level, have good parking conditions and with shared facilities in the property.
Result
Better consistency in the lease and utilization of the square meters. In addition to a balanced lease, CP has also achieved a significant reduction in total annual rental costs of approx. 60%. CP’s Danish head office is now the template for the group’s new leases in the region.

Barfoed Group retained Cushman & Wakefield | RED to carry out valuations of a prime high-street portfolio consisting of seven properties, all located in central Copenhagen. The portfolio mainly consisted of a mixture of retail- and residential properties, however with a few office units. The portfolio amounted to a total of approx. 7,000 sqm.
Axel Towers
ATP Ejendomme, Industriens Pension and PFA Ejendomme are the investors behind this new prestige construction in the heart of Copenhagen. Cushman & Wakefield | RED has conducted a valuation of on behalf of ATP Ejendomme. The 23,000 sqm state-of-the-art construction consists of five towers build in connection, with retail units on the ground floor and offices – with Gorrissen Federspiel being the anchor tenant – on the remaining floors as well as public and private parking facilities in the basement. Furthermore, one of the towers has a skybar/restaurant on the upper three floors.
Sale of portfolio on behalf of Danske Bank
RED has helped Danske Bank with the sale of over 100,000 square meters of bank portfolio.

Huawei
Challenge
Huawei is one of the world’s largest global suppliers of information and communication technology, infrastructure and ‘smart devices’. Huawei’s sublease ended and Huawei therefore needed to find new premises. The schedule was very tight and Huawei asked Cushman & Wakefield | RED be the project manager to find a new lease and negotiate a new lease. In addition, RED provided extensive data for use in Huawei’s internal approvals and coordinated all the parties involved, internal and external.
Result
RED secured Huawei their preferred lease, optimized lease terms and execution of the project within the very tight schedule. The interior of the tenancy was tailored to Huawei’s needs – and move-in took place within the required time limit.
Retail area in Carlsberg Byen
Cushman & Wakefield | RED advised Carlsberg Byen P/S in the sale of the first fully completed retail area in the Carlsberg City District. The fully let retail units, located at the new Carlsberg Station, where acquired by Aberdeen Asset Management. The total area of 7,250 sq m represents 1/3 of the total retail area developed in the Carlsberg City District.
NREP Logicenter Portfolio
NREP Logicenters owns and operates one of the largest pan-Nordic logistics property funds with several properties scattered around Denmark. Cushman & Wakefield | RED assists NREP Logicenters with the valuations of the logistics properties that are located primarily in the Greater Copenhagen region as well in the eastern part of Jutland.
Mærsk Olie & Gas
Cushman & Wakefield | RED has been an adviser to Mærsk Olie & Gas regarding their new domicile of almost 10,000 m² at Esbjerg Harbour. The building will be built according to the requirements of the Building Regulations 2015 and thereby be at the forefront of the requirements for energy consumption in modern office buildings.
Two properties at Peter Bangs Vej
Cushman & Wakefield | RED has on behalf of Danish RE company, De Forenede Ejendomsselskaber, sold two properties on Peter Bangs Vej, Frederiksberg, to Pensam. The properties comprises 7.500 sqm and are primarily let to The Municipality of Frederiksberg, The University of Copenhagen and Danish grocery chain Fakta. The transaction was completed in April 2017 following two other transactions on behalf of DFE.
High-street Portfolio
Cushman & Wakefield | RED advised Hines in their acquisition of a prime high-street portfolio in Copenhagen, which was their first ever real estate acquisition in Denmark. Among others, purchase valuation reports was carried out of the 5-asset portfolio of a total of 11,700 sqm located on Købmagergade and Strøget.

Cushman & Wakefield | RED has acted as buy-side advisor for AEW Europe in their purchase of Købmagergade 11, where Patrizia was the seller. We identified the investment possibility for AEW Europe; a new player on the Danish market following their acquisition of Købmagergade 13. The property is a high street retail property with offices on the upper floors located in the heart of Købmagergade. Abercrombie & Fitch and SAS Institute are tenants in the property.

Unibail-Rodamco engaged Cushman & Wakefield | RED to carry out a feasibility study regarding development possibilities for a site in the area of Kalvebod Brygge adjacent to the Fisketorvet Shopping Centre. Based on substantial research of different market aspects like current/future supply and demand, rent and sales levels, future market expectations etc., the Cushman & Wakefield | RED team provided an in-depth analysis of the feasibility of various uses of the site.
Nybrogade 12
Sale of the former head office of the Association of Danish Mortgage Banks
In connection with the merger between the Association of Danish Mortgage Banks and the Danish Bankers Association and the subsequent relocation to Amaliegade, the main office of the Association of Danish Mortgage Banks on Nybrogade was sold as vacant. Cushman & Wakefield | RED was responsible for the sale and made the property available through a discreet and targeted process, and it was eventually purchased by Karberghus. The sale was carried out over two months and at a price of DKK 51 million. Our primary success criteria in this case was to find the perfect buyer in a relatively short period of time, so that the seller could focus on the pending merger and relocation. We believe we achieved this with Karberghus, which can add the property to its portfolio of classic Copenhagen buildings, several of which were designed by Philip de Lange.
Business properties at Valby Maskinpark
On behalf of DFE we have sold 6 commercial properties comprising a total of 24,000 square meters in ”Valby Maskinfabrik”. The area is under development with both residential and commercial projects underway, but some of the original industrial properties have been modernized and are now used for offices, shops and restaurant. Europa Capital was the buyer for these properties following their acquisition of residential projects in the same area. Valby Maskinfabrik is set to be one of the most exciting development areas in town, where the mix of the original factories, warehouses and offices together with new residential projects will create a lively and architecturally interesting area.
Galleri K
On behalf of Bank of Ireland we have sold the 16,000 square meters retail property in the heart of Copenhagen, Galleri K. The property was sold in a structured process with the German fund, Patrizia, as the final buyer. Patrizia has now developed the atrium with more F&B and Galleri K is fully let to a mix of interesting retail tenants.
Pandox
Pandox, one of the leading hotel owners in Northern Europe, owns a number of hotel properties in Denmark, including hotel properties such as Scandic Copenhagen, First Hotel Twentyseven, First Hotel Mayfair, Urban House Copenhagen and Scandic Sluseholmen. On a quarterly basis Cushman & Wakefield | RED carries out valuations of Pandox’ Danish properties.
